Marfields Group announced in June 2026 The St. Regis Residences, Limassol, the first St. Regis branded residences in Cyprus. Completion is expected in 2031.
It is the developer's second branded project with Marriott International in the city, after The Ritz-Carlton Residences, Limassol, 182 homes in a 33-storey tower completed in 2023.
The site lies between the Mediterranean seafront and Limassol's Municipal Park. The masterplan has three towers: two residential towers of St. Regis residences and a separate Class A office building. There will be about 250 residences with one, two and three bedrooms, and a number of penthouses. Interiors are by Kristina Zanic Consultants. Ownership is freehold. Sizes and prices have not been published.
A podium will hold restaurants, small shops, lounges and spaces given over to art, along with wellness and longevity facilities. There is no hotel attached.
Marriott's branded residences in Europe, the Middle East and Africa span more than 18 countries and territories, with over 35 open and more than 60 in the pipeline, according to the announcement. Elsewhere in the Mediterranean, St. Regis residences include The Residences at The St. Regis Bodrum, due in 2030, and The St. Regis Residences Casares, Costa del Sol, due in 2029. Further inland, The Residences at The St. Regis Belgrade has 220 homes in a 42-storey tower.
For a buyer, this is an early, off-plan purchase: about five years from handover, with prices still to come, from a developer that has already completed a branded tower in the same city.
