Four Seasons Private Residences Las Vegas tops out both towers

Both towers of Four Seasons Private Residences Las Vegas have topped out in the MacDonald Highlands community of Henderson, Nevada, the developers announced in October 2026. The North Tower rises 24 storeys and the South Tower 25.

Sales have reached $950 million. Of the 171 residences, 148 are under contract and 23 remain, from $5.15 million (2026).

The milestone comes about three and a half years after sales launched in May 2023, in a project the developers value at about $1.3 billion.

The building and the homes

The project is developed by Azure Resorts & Hotels with Luxus Developments and Two Roads Development. Wimberly Allison Tong & Goo designed it, with interiors by Wimberly Interiors, and Suffolk is the general contractor. With the structure complete, glass is now going in to make both buildings weathertight.

Homes have two to five bedrooms, with 2,300 to 8,400 square feet inside and up to 3,500 square feet of outdoor space. The towers sit in MacDonald Highlands, above the Las Vegas valley, rather than on the Strip, and there is no hotel attached; the Four Seasons hotel is on the Strip itself. The homes are sold freehold, and each comes with a private enclosed garage.

Shared amenities cover 90,000 square feet. They include four pools, a Four Seasons fitness and wellness centre and, in the North Tower, a signature restaurant by Wolfgang Puck. Residents also have a theatre, a wine cellar, valet parking and a full-service concierge, and hotel-style suites for their own guests.

Within the Four Seasons portfolio

Four Seasons residences are spread widely across North America, from long-established buildings such as Denver to projects still under construction such as Coconut Grove in Miami. In Las Vegas the residences stand apart from the hotel rather than above it.

What it means for buyers

Completion is anticipated in the fourth quarter of 2027. With the structure finished and the glazing under way, the work now moves inside. The choice is narrowing: with 23 homes left, buyers are picking from the last 13% of the building, from $5.15 million (2026), off-plan with handover planned for late 2027.
