Branded residences opening 2026–2032: 267 projects, by year and city

Updated 2 November 2026. Our list has grown from 129 residences to 267 since this post first appeared on 18 October, because we have added records, not because twice as many projects were announced. The figures below are the current ones.

We keep researched records of the world's branded residences, and 267 of them are due to complete between 2026 and 2032, each with the year its developer or brand gives. Together they hold about 36,000 homes, counting the 251 whose number of units has been published. 245 are offered for sale. The full list, which can be narrowed by region, brand, city or name, is on our pipeline page.

In figures

  • The busiest year is 2027, with 72 due, after 62 in 2026 and 58 in 2028. Then 46 in 2029, 24 in 2030, four in 2031 and one in 2032.
  • The Americas and the Middle East hold most of them: 97 and 94. Asia has 36, Europe 32, Africa six and Oceania two.
  • Dubai alone has 45, more than the whole of Europe. After it come Ras Al Khaimah (15), Abu Dhabi (13) and Miami (12).
  • By brand, Four Seasons has the most coming (21), then Ritz-Carlton (19), Mandarin Oriental (14) and St. Regis (13).
  • By owner, Marriott International's brands, from Ritz-Carlton, St. Regis and W to EDITION, JW Marriott, Bulgari and the Luxury and Autograph Collections, account for 67 of the 267, about a quarter.
  • The largest is Jumeirah Residences Emirates Towers in Dubai, with 754 homes due in 2030, then W Residences Singapore – Marina View, with 683 due in 2029.

Dates move

The year on each record is the developer's or the brand's, and completion dates usually move later rather than earlier. Projects for the 2030s are still being signed, so the later years will fill as they are announced. Each residence's page carries its latest date and its sources.

How the count is made

Each residence on the list is a record researched from the brand's and the developer's own pages and releases, and checked a second time against its sources. A residence counts here when its completion year is 2026 or later; one without a published year is left out rather than guessed. For what buying involves, city by city, see the buyer guides on each city's page.
