Sofitel, the luxury brand of Accor, announced on 24 March 2026 the launch of Sofitel Residences Buenos Aires Madero, a 43-floor residential tower in Puerto Madero, the waterfront district of the Argentine capital. It is being developed with NorthBaires, an Argentine company that builds high-end homes. Sofitel describes it as its first branded residences project in Argentina and in the Americas, and its third worldwide.
The tower will hold 188 apartments, with 343 parking spaces and eight lifts. It stands at the corner of Juana Manso and Trinidad Guevara, in the Dique 4 area of Puerto Madero. The plot is 75 metres wide, the same width as Avenida Corrientes opposite, so the building lines up with the avenue and looks along it towards the Obelisk. The architect is BMA Arquitectos & Asociados, and completion is planned for 2030.
The first five levels hold shared facilities beneath an 18-metre lobby, so even the lowest apartments begin at the height of a sixth floor. The larger apartments run through the building, with views of both the city and the river, and some have a second kitchen. In place of balconies, homes have raised patios of at least eight square metres, and no floor plan repeats over three consecutive floors, which leaves the patios open to the sky.
Shared spaces come to about 3,000 sq m, with a semi-Olympic pool, indoor and outdoor pools, a ballroom, a screening room, guest suites, a 350 sq m gym and a wellness centre on floors 19 to 21. The services described include a concierge, a butler, a private chef and spa treatments at home, and owners will have a membership giving them use of the brand's services in other cities.
Apartments are priced from about US$10,000 per square metre (2026). Canal 26 reported in December 2025 that off-plan units start at about US$700,000, and that NorthBaires is investing more than US$100 million in the project.
In Argentina, Sofitel already runs Sofitel La Reserva Cardales and Sofitel Buenos Aires Recoleta, with Sofitel Montevideo Carrasco across the river in Uruguay. Sofitel residences elsewhere include Sofitel Residences Barú Calablanca, near Cartagena in Colombia, and Sofitel Residences Dubai. In Seoul, Sofitel Ambassador Seoul has serviced residences alongside its hotel.
For a buyer, this is an early, off-plan project with completion planned for 2030. The layouts, shared spaces and an entry price are now public, and buying this early usually brings the widest choice of floors and views, against a long wait. Service charges and the exact terms of the owners' membership have not yet been published, and are worth asking for before reserving.
