Closings begin at Rosewood Residences Lido Key in Sarasota

Closings began at Rosewood Residences Lido Key in Sarasota, Florida, in the second week of September 2026, according to SRQ Magazine. Owners are now taking their keys at the first Rosewood Residences in the city.

The building

The building holds 65 private residences on about 230 feet of beachfront on Lido Key, facing the Gulf of Mexico. Homes average 4,200 square feet. The developer's floor plans run from 3,350 to 4,942 square feet inside, with terraces of 482 to 771 square feet; the Rosewood Suite has 4,662 square feet inside and 2,757 square feet of terraces. Prices run from $6.8 million to $14.9 million (2026).

The developer is The Ronto Group, with Wheelock Street Capital, and the architect Swedroe Architecture. Rosewood is working with Lillian Wu Studios on the interior design. The 11-storey building is Rosewood's first purely residential property: there is no hotel, so the services are built around the owners alone.

Kelby Linneken is the general manager and Alex Rodriguez the head chef. Shared spaces include a social lounge, zero-edge pools, a private restaurant with chef services, a fitness centre with massage rooms and a 12-seat theatre. The developer lists a director of residences, concierge, valet, doorman and 24-hour security as standard, along with a staffed beach club and an owners' lounge. In-residence dining, a private chef, housekeeping, spa treatments, childcare, pet care and chauffeur services are available on request.

Rosewood in Florida

Lido Key is one of several Rosewood residences on Florida's coasts. Rosewood Residences Naples, Miami Beach and Hillsboro Beach are on the way: Hillsboro Beach is due in early 2027 and Miami Beach from 2027. Elsewhere in Sarasota, the branded homes are on the mainland: The Ritz-Carlton Residences, Sarasota, complete since 2021, and The Ritz-Carlton Residences, Sarasota Bay, due for delivery late in 2026. Lido Key differs in sitting directly on the beach.

What it means for buyers

The building has moved from off-plan to finished. Buyers can now see the homes, the beach and the service in operation before committing, rather than buying from plans. Any homes that come to market from here will be ready to occupy, at prices that were published at $6.8 million to $14.9 million (2026).
