PASHA Real Estate Group and Marriott International announced on 3 September 2026 an agreement for three new hotel and residential projects in Azerbaijan and Georgia, signed at The Ritz-Carlton, Baku. Two of them add Ritz-Carlton homes in and around the Azerbaijani capital: a beach resort at Zagulba, and a second tower for The Ritz-Carlton Residences, Baku.
The Ritz-Carlton Baku, Zagulba is planned as an 80-room hotel on Zagulba Beach, north of Baku on the Caspian Sea. Beside it, The Ritz-Carlton Residences, Baku, Zagulba will have 282 apartments and villas. Residents will have a clubhouse, a fitness centre, a swimming pool, a kids' club, a cinema and private access to the beach, and owners will receive benefits through ONVIA, Marriott's owner recognition platform.
In the city, The Ritz-Carlton Residences, Baku launched in 2023. It occupies a 31-storey tower at 3 Babek Avenue in the Nasimi district, shared with the hotel, and holds 79 furnished apartments and penthouses of one to four bedrooms, from 90 to 418 square metres. A new tower on the same site will extend it with 238 more residences.
The third project is in Georgia: a 152-room Le Méridien Tbilisi in the Chugureti district.
Baku already has a second branded scheme from Marriott in the works, The Residences at The St. Regis Baku, planned for 2028.
No opening dates were given for any of the three projects. For a buyer, Ritz-Carlton in Baku now means two different propositions: a finished, furnished tower in the centre with a second phase to come, and a resort on the Caspian coast with villas and a private beach, both still without a delivery date.
