SAAS Properties launched The Ritz-Carlton Residences, Al Maryah Island in Abu Dhabi at LIVEX 2026, the developer announced on 2 October. Construction is already under way, with handover expected in the second quarter of 2030.
The tower will hold 165 private homes: simplex residences of one to four bedrooms, duplex residences and a single signature penthouse. It stands on the island's waterfront canal, on a landscaped podium.
Shaun Killa of Killa Design is the architect. The interiors are by Tara Bernerd & Partners, the studio's first project in the Middle East. Shared facilities include a gym and spa, indoor and outdoor pools, an executive golf lounge, a co-working lounge, a boardroom and a cinema.
The developer, SAAS AM Properties LLC, uses The Ritz-Carlton name and trademarks under a licence from Ritz-Carlton, which does not own, develop or sell the project. In practice, buyers contract with SAAS, not with the hotel company.
Elsewhere in the Emirates, Ritz-Carlton residences include Dubai's Business Bay and Creekside, with a further project in the Al Wadi desert in Ras Al Khaimah.
Al Maryah Island, Abu Dhabi's financial district, already has Four Seasons residences, complete since 2016 and now resale only, and St. Regis residences selling off-plan from about AED 4.2m (2026) for delivery in 2028. One&Only announced a tower on the island the same week.
The homes are on sale off-plan, with construction under way and handover planned for the second quarter of 2030, about two years after the St. Regis tower is due. Prices were not part of the announcement, so buyers will need to ask the developer directly, and should remember that the contract is with SAAS rather than Ritz-Carlton.
