One Beverly Hills, home of Aman Residences, closes $4.3bn financing

One Beverly Hills announced on 23 March 2026 that it had completed a $4.3 billion financing to finish the development. The 17.5-acre scheme in Beverly Hills includes Aman Residences, Beverly Hills, alongside a new Aman hotel and members' club, which the developer describes as Aman's first urban residences, hotel and club on the West Coast.

J.P. Morgan led the $2.8 billion senior loan, and VICI Properties provided a $1.5 billion mezzanine loan. The scheme is sponsored by Cain in partnership with Eldridge Industries, and Cain describes the financing as among the largest of its kind in the last decade. "This transaction is indicative of the confidence the market has in our vision for One Beverly Hills," said Jonathan Goldstein, co-founder and chief executive of Cain.

The residences

The Aman homes sit in two towers of 28 and 31 storeys, with fewer than 200 residences in all. They range from two-bedroom homes of 2,550 sq ft to penthouses of 25,000 sq ft, with views of the Pacific, the Hollywood Hills and downtown Los Angeles. According to Cain, the first Aman tower has achieved significant sales, although no figures were given. Residents have dedicated wellness facilities and priority access to the hotel.

Construction started in 2024, and vertical works began in autumn 2025. Phased delivery is due to begin in 2028.

The wider site

About 10 acres of the site are given over to gardens and open space. The development links Aman Beverly Hills with a refurbished Beverly Hilton and with Waldorf Astoria Beverly Hills, so the Aman residences sit within a scheme of three hotels, and it will have 1,800 underground parking spaces. Tenants already signed include Dolce&Gabbana; Casa Tua Cucina, in its first West Coast outpost; and Los Mochis, a 12,000 sq ft Mexican-Japanese restaurant. Cain expects the project to generate about $40 billion of local economic activity over 30 years and more than 2,700 direct construction jobs.

Aman has city residences in New York and Tokyo, and residences in Miami Beach. In Beverly Hills itself, other hotel-branded homes include Mandarin Oriental Residences Beverly Hills, 54 homes completed in 2021, and Rosewood Residences Beverly Hills.

For a buyer, the financing removes one of the main risks of an off-plan purchase at this scale: the money to finish the project is now committed, from a senior lender and a mezzanine lender together. The homes remain off-plan, with the first deliveries planned for 2028 and the rest following in phases.
