Nobu Hospitality announced on 6 May 2026 that it has partnered with Woolfox, a members' club, to develop a hotel, a restaurant and branded residences on a 185-acre estate near Stamford, in Rutland. The company describes it as the brand's first countryside retreat concept.
The plans include rooms and suites with views over the lake, a collection of branded residences, a Nobu restaurant and bar, and a spa with a swimming pool and gym. Nobu has not given an opening year, a room count or the number of residences, so the scale of the residential side is not yet known.
The estate is about 100 miles from London, and the train to King's Cross takes under an hour, which puts it within reach of the capital for weekends and longer stays. Trevor Horwell, chief executive of Nobu Hospitality, said: "This is a truly special location in the heart of England."
Nobu already has residences in the Gulf, including Nobu Residences Al Marjan Island in Ras Al Khaimah, with 300 homes due in 2028, and Nobu Residences Abu Dhabi on Saadiyat Island, due in 2026. Woolfox would put the brand's homes in the English countryside, on an estate with a hotel, a restaurant and a spa on site.
For a buyer, Woolfox is an early announcement: a Nobu home on a 185-acre country estate under an hour by train from London, with a lake, a spa and a Nobu restaurant on site, but without figures, sizes or a timetable so far.
