Montage plans its first Egypt resort at Ras El Hekma, with 96 villas

Modon Holding and Montage Hotels & Resorts announced on 17 May 2026 Montage Ras El Hekma, the brand's first resort in Egypt. It will stand on Egypt's Mediterranean coast, in the Ras El Hekma masterplan, about 240 km west of Alexandria.

The villas

The resort will include 96 Montage Residences, branded villas of three to six bedrooms, facing the sea; some will look over both the Mediterranean and a championship golf course. The partners describe them as the first branded residences for sale at Ras El Hekma, and say no further phases are planned, so the collection will stay at 96 homes. Sizes and prices have not been published, and MEED reported that no construction budget or handover timetable was given.

The hotel will have 200 rooms and suites. Spa Montage will have 13 treatment rooms, and there will be six restaurants and bars, beachfront lagoons for swimming, event spaces, lawns and terraces, and an Owners' Clubhouse for the residents.

"Bringing the Montage brand to Egypt with Modon is a truly exciting milestone in our global journey," said Alan J. Fuerstman, founder, chairman and chief executive of Montage International. Montage has six resorts and residences in the United States and Mexico, with more planned in the Bahamas, Punta Mita and Valle de Guadalupe.

The place

The resort is in the Wadi Yemm precinct, the first of 17 planned precincts at Ras El Hekma to move into active delivery. Wadi Yemm has 2.25 km of shoreline, golf fairways and a marina, and will also have the Ras El Hekma Lighthouse and an amphitheatre for up to 10,000 people.

The masterplan as a whole is a $35bn project covering 170.8 million sq m and 44 km of coast, with a new international airport planned. ADQ of Abu Dhabi appointed Modon as master developer in 2024; Modon is building the first phase of 50 million sq m itself, and the rest is to be developed with private developers.

Most of Egypt's other branded residence projects are around Cairo, among them Four Seasons Private Residences New Cairo Capital at Madinaty, due in 2027, and The Ritz-Carlton Residences Cairo, Palm Hills, due in 2029. Montage brings a branded resort to the Mediterranean side of the country.

For a buyer, these are early homes in a very large new coastal district, in a fixed number with no later phases, with the hotel, spa and owners' club alongside. Prices and a completion date are still to be announced.
