Mandarin Oriental plans 35 mansions at Emirates Palace, Abu Dhabi

Mandarin Oriental announced on 18 May 2026 Emirates Palace, Mandarin Oriental Mansions, Abu Dhabi: 35 private mansions in the grounds of Emirates Palace, Mandarin Oriental, along its shoreline. Handover is expected in 2029.

The owner is Emirates Palace Company (EPCO) and the developer is LEAD Development. Mandarin Oriental will run residential services on the owner's behalf. The group calls the project its newest standalone branded Mansions.

The houses

The mansions are on Al Ras Al Akhdar, on the Corniche, in four principal designs by WSA and SAOTA, each with courtyards, gardens and sea views. Sizes and prices have not been published.

Residents will have a lounge with a Mandarin Oriental tea library, a bar in the manner of a private house, and a beach club for residents only, with private cabanas. There will also be a children's room, a golf simulator and a chef's table, and the palace's beach and marina are part of the same grounds.

In Abu Dhabi

Mandarin Oriental has a second residential project in Abu Dhabi, the Mandarin Oriental Residences, Saadiyat Cultural District, due in 2028, with 226 homes. Across the Gulf, the brand's residences include The Residences at Mandarin Oriental Downtown, Dubai, 224 homes in a 63-storey tower due in 2026, and Mandarin Oriental Residences Doha, open since 2019. The Emirates Palace project, by contrast, is made up of standalone houses in the grounds of a hotel.

For a buyer, this is an off-plan purchase of a house rather than an apartment, with Mandarin Oriental service and the hotel in the same grounds, and only 35 to choose from.
