Vertical construction is under way at Four Seasons Private Residences Coconut Grove, a 20-storey tower at 2699 South Bayshore Drive on Biscayne Bay, Florida YIMBY reported on 2 July 2026. The developers, CMC Group and Fort Partners, say completion remains on schedule for 2028.
The tower holds 70 condominium residences and four penthouses. Residences range from 2,025 to 3,975 sq ft, and the penthouses reach up to 9,690 sq ft. Ceilings are 10 to 11 feet high, and each home has a private lift. The architect is Luis Revuelta, and the interiors are by Michele Bönan.
The tower stands on a 1.2-acre site facing Regatta Park, where a nine-storey office building of 1972 was taken down. Construction began in October 2025. In January 2026 the developers secured a $323.8m construction loan from Bank OZK; Ugo Colombo, founder of CMC Group, said more than 10 lenders had offered terms. Sales opened in 2024, and a representative for the developers said then that the building was more than half pre-sold, without giving figures.
There is no hotel attached; according to the developers, it is the first stand-alone Four Seasons residential building in Florida. Residents will share a bayfront pool deck, marina access, a restaurant, a fitness centre, a yoga studio, massage rooms and a spa with a cold plunge, a hydromassage pool and a sauna circuit. A director of residences, a lifestyle manager, housekeeping, butler service and valet parking take the place of hotel staff.
Coconut Grove is a bayside neighbourhood of Miami. The tower joins other Four Seasons homes in the city, among them Four Seasons Private Residences Miami Downtown, while at The Surf Club in Surfside the residences sit beside a Four Seasons hotel. Nearby in the Grove stand The Ritz-Carlton Residences, Coconut Grove, two buildings completed in 2001 and 2002 beside a hotel, where resales and rentals come up.
For a buyer, the tower is now rising, with financing in place, more than half the homes sold by the start of 2026 and handover planned for 2028. It is an off-plan purchase in a small building, where the homes are large and the number of neighbours is low.
