Buyer guide · Tokyo
Can you rent out a branded residence in Tokyo?
Non-residents may acquire rental property on the same legal basis as residents; short lets under the Private Lodging Business Act (minpaku) require notification to the prefectural governor (or, in some cities, the mayor), are capped at 180 nights a year, may be restricted further by local ordinance, and must be entrusted to a registered administrator when the owner is absent.
7 branded residences in Tokyo on our list have published letting terms; at Premium Serviced Apartments, Hotel New Otani Tokyo the hotel or operator is involved in letting. A building's own rules and its owners' association can be stricter than the law, so the terms of the building come first.
This is a summary, not legal advice; a lawyer in Japan should check the title and the terms before any deposit.
