How we work

Late Checkout Travel is a small team of travel advisors. We book hotels and serviced stays through Fora Travel, and we keep an independent record of branded residences worldwide, so a buyer, a tenant or a guest can see what each building really is before anyone tries to sell it to them.

Who we are

We are advisors, not a listings site and not a portal. Most of our work is hotels: we book them through Fora Travel, an IATA-accredited agency, which gives our clients the partner benefits of Four Seasons, Mandarin Oriental, The Peninsula, Belmond, Ritz-Carlton and St. Regis among others. Branded residences sit above many of the same hotels, run by the same companies, and we follow them with the same attention.

This record is that research made public. We keep it on every branded residence we can verify, sold, leased or serviced, and we update a building when something about it changes. Every enquiry is read and answered by one of us, not by a call centre and not passed to an agent.

The rules we keep

01Nobody pays to be listed

Every building is listed, described and ordered on the same terms. Nothing on the record is paid for, and nothing is left off because it was not.

02Every fact has a source

Each residence page names where its facts come from: the developer, the operator, the land registry, filings and the press. Where we could not confirm something, the page says so rather than guess.

03We say when not to buy

Some buildings carry a famous name and little else. When one is not worth the premium, or the management contract is weaker than the brochure suggests, we say so.

If you are buying

We tell you what the record holds on the building: who developed it, who manages it and on what contract, how it is held, what has sold and at what price, and how the brand has held its value at resale.

We go to the developer’s sales team or the owner’s agent directly, so the price you are quoted is the one the building is taking, and a home that never reaches a portal can still reach you.

If you are renting, for a year or more

Many of these homes are never advertised. We ask the owners and operators which are coming free and on what terms, and we read the lease with you before you sign it.

We tell you what the building is like to live in and what the service charge actually buys.

If you are staying serviced, for weeks or months

We know which serviced residences are run by the hotel and which only carry its name, and which rates can be negotiated by the month.

We book it as we book a hotel, with the hotel’s own benefits where it offers them, and we are the one you call if anything goes wrong during the stay.

What we are not

We are not an estate agent. A purchase or lease is contracted with the developer, the owner or their licensed agent, and any deposit goes to them or to your lawyer, never to us.

We do not give legal, tax or mortgage advice. Most purchases abroad need all three, and we will tell you when it is time to bring in someone who does.
